Real Estate Development & Finance Program at UT San Antonio
After gaining a love for real estate while working odd jobs at a real estate brokerage during high school in Houston, I attended UTSA and enrolled in the Real Estate Development and Finance program.
I learned to love San Antonio and only left to pursue real estate in my hometown of Houston.
Became a licensed realtor and joined a team as a buyer's agent
For the first year and a half, I worked as a buyer's agent on a top producing team at my brokerage. This is where I saw how having systems and processes can make a dramatic impact on having a predictably successful operation.
In less than 6 months, I was the team's top producing buyer's agent and transitioned onto the listing side as the current listing agent was the broker.
Our team closed an average of 20 transactions a month for a total of $60 million in volume annually.
Built a 5 Person, $20 million per year real estate sales team
After 18 months of combined experience of mastering working with buyers and sellers, I set off to start my own team.
Within 6 months, The Yera Team grew to 3 buyer's agents and an admin/transaction coordinator that closed $20 million in sales volume our first year.
I focused on training the agents on my style of buyer representation and how I used systems and processes to set our business up for success.
I was also the Listing Specialist and handled and met with all potential sellers to secure listings.
I also personally designed and ran most of our digital marketing and lead generation campaigns, including Facebook ad and neighborhood/geographic farming strategies.
Promoted to Managing Partner of RE/MAX Real Estate Associates
After experience great success running my own sales team, the broker/owner approached me about partnering and joining team forces.
The broker witnessed how my training and development workshops, tech-central systems and processes were not just working, but working very well.
Launched CompleteAgent Inc, an online training blog and podcast for agents.
In 2016, I single-handedly took the training material that I had created for our brokerage agents over the years and converted them into beautiful online blog posts and engaging podcasts.
This created an additional channel to recruit agents to our brokerage and worked very well as an easy way to get in front of local agents by holding workshops and training classes under a neutral (non-RE/MAX brand).
Initially serving as a non-branded entity to market to a local area of Houston, in early 2018 MySpringBranch became much more than a lead generation Facebook page.
In less than 12 months, MySpringBranch.com boasts over 5,000 highly-targeted Facebook fans, an email newsletter with over 1,000 subscribers and over 12,000 website page views every month.
MySpringBranch not only connects the community by highlighting new local businesses, restaurants, events and even throwing our own events but has also become a trusted real estate resource for Spring Branch.
Growing as a trusted real estate resource has allowed me to monetize the website with a Zillow type model as well as traditional marketing methods.
Launched Motto Mortgage Complete
In mid-2017, RE/MAX broker/owners were presented with the opportunity to buy a mortgage broker franchise that was purchased by RE/MAX International LLC.
This opportunity allowed us to run a mortgage business from within our brokerage and capture that additional revenue from mortgages that were already being generated by our agents but being referred to a 3rd party loan officer.
We launched Motto Mortgage Complete in early 2018 and have already reached profitability are averaging 15 closings per month with $5 million plus in monthly sales volume.
Director of Growth & Development
In this role my main focus was on growing the real estate brokerage that in turn, feeds the mortgage company by connecting our agents with an easy channel directly to our in-house loan officers.
Our growth priorities focus on attracting $3-5 million annual producers and helping them grow their business by implementing our proven systems and strategies that they'll learn from our training offerings.
We operate as a hybrid traditional brokerage model with our revenue split almost 50/50, with half coming from traditional agents and the other half coming from our internal sales team.
In 2018, closed 542 transactions worth $121 million in total sales volume, from an office with only 42 agents. Those numbers are up 11% from 2017 and 34% up over the past 5 years.

I joined the fast growing real estate disrupter iBuyer Offerpad in February of 2019 to help them launch the Houston market.
